Casa Carolina is a beautiful house with amazing views and great facilities. We stayed in for a few days and really loved it! Jose and Gaby were super responsive and helped us with everything that we needed, we really enjoyed the service from NSR. The house itself is secluded and has great privacy, it has a well equipped kitchen, a pool and a ping pong table. Watching the sunsets from the balcony overlooking the bay was amazing, the place looks even better in real life than it does in the photos. The house is a few minutes walk from the main restaurant and pool area in Rancho Santana, but the walk is down/up hill, so a car is really recommended. Rancho Santana has really good facilities and there are a few beaches and restaurants that are fun to visit and explore. It is a huge area with many hills, so a car is required if you don't want to rely on the shuttles that the Ranch provides. We loved our stay and would I highly recommend Casa Carolina and NSR.

This was our third stay at Rancho Santana and this was by far the nicest place that we have stayed. 5 minute walk to restaurant, pools and beach.

We absolutely loved this Airbnb, the house was updated and had everything we needed and Hacienda Iguana was an amazing community to stay in! The hosts were very helpful and responded immediately to all of our questions. I would most definitely stay here and with NSR again while in Nicaragua!

Great casita; open floor plan with 2 bedrooms and 2 baths. Close walk to the pool and restaurant next door and also downtown; longer walk or short drive to the beach. Clean, modern and nice covered parking!

My experience with the house, NSR, Jose, and the whole team what excellent. The house, while not very modern and new is lovely, comfortable, and AN INCREDIBLE LOCATION. The house is literally steps from the waves. The outdoor seating areas, pool, hammocks on multiple floors was wonderful. We enjoyed our stay so much and appreciated Jose's constant contact and check-ins to ensure we had what we needed. Every question I had was answered promptly and plans were made for us quickly and with little effort. Jose even bought fresh seafood for us and delivered it to our house as I didn't have a car rental. Wonderful experience.

Absolutely amazing from the house to the views and the staff. This is a castle right on the beach! Even has a massive infinity pool to enjoy. Eduardo was amazing in taking care of any of our needs around the house. Steffany our cook always had the most amazing meals and snacks ready. Leída kept the house spotless every day we couldn’t ask for more. We can’t wait wait to come back and spend more time at Fort Walker this place is a must for anyone looking in the Tola area! Thank you for sharing your beautiful house with us!

This house is AH-MAZING! The location is incredible and no surprises. Literally right on the sand and in front of numerous surf breaks. Aside from the stunning location, what stood out to us was the unbelievable staff of Fort Walker and NSR. We travel all over the world for business and some pleasure and this hands down was one of our favorite experiences. From travel arrangements to and from the airport, surf board rentals, horseback riding, massages, they were ON IT! They made everything easy and went above and beyond in every way. I am so thankful to everyone who helped us and cannot say enough good things about this property and the people taking care of it. Lastly, We did the meal plan and everyday was so delicious. We didn't give her any restrictions and just let her do her thing. It was such a treat to not have to worry about cooking or cleaning for a few weeks. We will be back! Hopefully sooner than later! Thank you for creating a trip of a lifetime!

Great stay at a great location, just steps from the beach. The studio is private and quiet and great for a couple or singles. The owner was awesome and very kind to us. Great times, thanks so much!

I thing 5 stars is just not enough for this location. It's not in front of the beach, but the location was perfect for what we were going to. Please, please, please, rent a Golf Car as soon as you get there, believe me when I say that you'll enjoy the place even further and the rent price is extremely inexpensive. Overall, the place is great, really confortable, in the middle of nature, and just simply a great place to stay in.

A great place for family reunion / vacation. The resort offers multiple type of accommodations from the smaller condo to the large beach front house. We rented a 3 bedrooms casita (there are also 2 bedrooms casitas available). Building was pretty resent, well maintained. AC in each room, the community pool that the casitas share is good size. There are few restaurant options within the complex and beach is always a walking distance. Surf lessons, horse back riding and yoga class available - All can be set up with concierge - communication very smooth and team very reactive to last minute demands. Great place for surf lovers- the golf course is nice as well.

A place to have a perfect stay between nature and the beach. Excellent place to stay, the apartment had everything you need and the surroundings of the condominium are very quiet.

So relaxing!!! We loved our stay... so peaceful and relaxing. We had lots of fun golfing and the food was delicious at the restaurants we visited. A short walk to the ocean with stunning waves was an extra bonus. The casitas are spacious, clean and well kept. We definitely hope to stay there again!!

Amazing stay, I would definitely recommend! Beautiful and relaxing casita. The pool is outside your door and the beach is walkable on a dirt road. We rented the golf cart a few days and it was so fun to cruise around the development. Watch the sunset at the beach club while you enjoy a drink and food!! If you want a supermarket I suggest stopping by the one in Rivas before you head to the casita. There are a few restaurants to choose from in the development and the food is great. We felt very safe and feel in love with Nicaragua!!!

We were blown away by the level of service and attention to detail from NSR during our stay. Jose, the concierge, stopped by multiple times to check in and make sure we had everything we needed. They were incredibly responsive to our questions and helped to arrange transportation to and from the Managua airport, as well as an in-home chef, massages, horseback rides, and the list goes on. The home (and grounds/yard!) were cleaned/cared for daily which was fantastic, and every person involved in the process just actually DID what they said they would do, on time, without any issues. What a delight. Our group had 4 adults and 3 little kids, and came away absolutely refreshed and already thinking about when we can come back. 10/10 recommend!

Our stay here was amazing! I can’t speak highly enough about NSR (the property management company that runs the listing). They answered all our questions leading up to our travel, and helped us massively with logistical issues and a few changes to our itinerary that in my experience some other hosts would have been less accommodating with. Once we were there they had someone in the area who took care of organizing all sorts for things from surf board rentals and boat trips, to taxis and horseback rides. All in all highest quality service accommodations I’ve ever had from an air bnb.

Our stay at the town house was great! We loved the house, they had great books, movies, board games, a spacious kitchen with all the utensils you need. Our favorite part was having the pool right in front of the house, the pool is amazing! Rooms are big and comfy and the attention from NSR was great. Definitely a place to keep coming back to!

Hacienda Iguana is a gated enclave filled with various homes, condos, a 9 hole golf course and a handful of restaurants. This condo is part of the Villa Iguana complex at the north end of the beach. Our particular unit was wonderful. Corner , 1st floor unit right on the beach with a sense of privacy. Very well kept, not necessarily new furnishings but all very comfortable. We could walk the length of the beach in about 20min. and rented bikes to get around the community. The NSR staff was super helpful, communicative and available for any help we needed. We had a great stay!

Very nice apartment at the end of the complex so has good privacy- the view from the patio is just like in the photo-outstanding. Clean and very nice pool, and this part of the beach is better for the kids to swim (less current). Really good place.

Great week-long stay at the condo. At at the north end of the beach, with the closest restaurant being La Taqueria at Rancho Santa, which is amazing, and 20-minute walk on the beach to the beach club. Great views, surf, everything was wonderful! Do buy groceries before arriving to Hacienda Iguana, in Rivas, and you will need to buy all essentials like salt, pepper and oil.

We love getting up in the morning to walk on the beach , do yoga , and surf . Perfect location !!!! Amazing beach. The staff of the condo was super friendly : pool guy , security guard at night so we left the doors open to get ocean breeze ! Will definitely book again !!

This apartment was beautiful. The access to the beach is unparalleled. You can hear the ocean once you step into the apartment. The rooms were so clean, the kitchen was perfect, and the internet was amazingly quick. There was information about restaurants and other things to do locally in the apartment and the owner provided us with so much information before arrival. We had so much fun and we would definitely recommend this place to anyone who wants to have a beautiful beach trip. Simply wonderful.

This spot was perfect! The balcony, view, proximity to surfable waves, and nearness to a more quiet and private end of the beach simply can't be beat. The condo was lovely-- even better than pictured in the ad. NSR was incredibly prompt, thorough, professional, and pleasant to communicate with. They were also incredibly accommodating. We will certainly be back, and look forward to working with NSR again in the future. For those of you golfers out there, the nearby course had a very welcoming/low-key Scramble event on Wednesdays, that includes cart, clubs, 9 holes, and a meal and drinks afterward, for only $25 per person. Just a short walk or drive from the condo! Don’t know if they still do the scramble event? This was from 2017…

The best place to stay in Playa Colorado. Right on the beach, spacious living, amazing staff and amenities including pumping waves, a great beach club and golf course. Would definitely recommend staying here.

We had an amazing time at Rio Dulce V-16 last week! The condo was more spacious than we had anticipated, and the concierge services were outstanding. We felt completely safe from the moment we are picked up by our shuttle at ECI. Hacienda Iguanas is a tightknit community with excellent customer service at each of the businesses located inside the resort. We loved the food at every restaurant we visited. We highly recommend Nicaragua as a surf destination/peaceful place to completely get away from stress and crowds! We definitely want to go back soon; thank you all for making our stay so enjoyable!

Perfect place to stay in Iguanas. Walking distance to the beach, surf breaks and restaurants. Cleaners and landscapers are there every couple days to keep the space clean. Super comfortable beds and furniture. Jose the concierge of NSR was super helpful with our check in and also stopped by during our stay to see if we needed anything. Lots of monkeys in the trees in the backyard!!!

Beautiful house in an amazing spot! The casita is a perfect studio and the pool is refreshing after coming in from the ocean. 10/10
